Our services
Acceptance of Terms Welcome to PropMetrics, a service provided by Stratiflow LLC doing business as (“DBA”) PropMetrics (“we,” “us,” or “our”). These Terms and Conditions (“Terms”) govern your access to and use of the PropMetrics web application and related services (collectively, the “Services”), which enable real estate agents and investors to create, analyze, and share investment property pages and marketplace listings. By accessing or using the Services, you agree to be bound by these Terms. If you do not agree, you must not use the Services. These Terms form a binding legal agreement between you and Stratiflow LLC.
License Subject to your compliance with these Terms, we grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Services for your personal or internal business purposes, such as generating property analysis reports, sharing deal pages with clients, or listing properties in a marketplace format. This license does not include any rights to resell, distribute, or create derivative works from the Services. You may not use the Services on behalf of third parties without our express written consent.
Updates We may update the Services from time to time, including features, pricing, or functionality. We will notify you of material changes via email or through the Services at least 30 days in advance, except for changes required by law or for security reasons. Your continued use of the Services after such notice constitutes acceptance of the updates. We do not guarantee backward compatibility for all features.
Property rights
Ownership The Services, including all software, designs, databases, content, and intellectual property (collectively, “PropMetrics Materials”), are owned by Stratiflow LLC or its licensors and protected by copyright, trademark, and other laws. You retain ownership of any data you upload or generate through the Services (e.g., property listings, financial analyses, or user-uploaded photos), but you grant us a worldwide, royalty-free, perpetual license to use, store, and process such data to provide and improve the Services. We may use aggregated, anonymized data for analytics or marketing purposes without further notice.
Pricing The Services are offered on a subscription basis with tiers starting at $49 per month for basic access (e.g., limited deal pages and analysis tools) and up to $199 per month for premium features (e.g., unlimited marketplace listings, advanced BRRRR/flip calculators, and investor portals). Pricing is exclusive of applicable taxes. We reserve the right to adjust pricing upon 30 days’ notice; current pricing is available at [propmetrics.com/pricing]. Trial periods or free tiers may be offered at our discretion and are subject to these Terms.
Payment All fees are billed in advance on a monthly or annual basis via credit card or other accepted methods through our third-party processor (e.g., Stripe). You authorize us to charge your payment method automatically for renewals. Late payments accrue interest at 1.5% per month. You are responsible for all taxes, and refunds are limited to the prior 30 days for annual plans. Disputes must be raised within 60 days of billing.
Prohibited activities
Unauthorized Use You agree not to use the Services in any manner that violates applicable laws, infringes third-party rights, or disrupts the platform. This includes uploading inaccurate property data (e.g., misleading financials or comps), spamming investor contacts, or using automated tools to scrape listings. We prohibit any use that could harm real estate markets, such as fraudulent deal representations or unauthorized commercial solicitations.
Reverse Engineering You may not reverse engineer, decompile, disassemble, or attempt to derive the source code of the Services. Additionally, you shall not remove any proprietary notices, copy the Services for competitive purposes, or facilitate unauthorized access by others. Violations may result in immediate termination and legal action.
Services management
Support We provide support via email at support@propmetrics.com during business hours (9 AM–5 PM PST, Monday–Friday) for technical issues or billing inquiries. Premium subscribers receive priority response within 24 hours and access to a knowledge base. We do not guarantee 100% uptime but aim for 99.5% availability, excluding scheduled maintenance.
Termination You may terminate your subscription at any time via your account settings, effective at the end of the current billing period. We may suspend or terminate your access for violations of these Terms, non-payment, or at our discretion with 7 days’ notice. Upon termination, you must cease using the Services, and we will delete your data within 30 days unless required by law to retain it. No refunds for partial periods.
Changes to Terms We may revise these Terms periodically to reflect legal changes, service updates, or business needs. We will post the updated Terms on our website and notify you via email or in-app notice at least 30 days before they take effect (except for minor clarifications). Your continued use after the effective date signifies acceptance. If you object, you may terminate your subscription.

These Terms are governed by the laws of the State of California, USA, without regard to conflict of law principles. Any disputes shall be resolved exclusively in the state or federal courts located in San Diego County, California. These Terms constitute the entire agreement between you and Stratiflow LLC.
